This renovation project involves transforming an existing hospitality property into a hotel with updated guestrooms, finishes, and building systems. Work will focus on Levels 2 through 5, where the existing floor plates will be reconfigured and outfitted with new guestrooms, guest bathrooms, and corridors. Two model rooms—KS01 409 and QS01 406—have been designated as prototypes to guide the guestroom layout and finish standards. The project is Type IA construction, encompassing a total building area of approximately 142,919 square feet, with about 94,419 square feet undergoing alteration. The completed facility will maintain a hotel occupancy classification (R-1, transient), with accessory business areas, and will be fully protected by an automatic sprinkler system per code requirements. 140 guestrooms with 192 beds will be provided across five floors above grade and one basement level. Beyond the guestrooms, improvements will include upgraded mechanical, electrical, and plumbing (MEP) systems to support the new layout, along with refreshed corridors, elevator lobbies, stairs, and elevators. The exterior shell and structural elements remain unchanged. This integrated approach ensures that the hotel’s functional circulation and guest experience will be enhanced while maintaining code compliance and adherence to contemporary hospitality standards.
