1. Project Description:

The following project consists of new construction of a 3-story, 926 units, 117,489 GSF self-storage

facility and has a scope that includes but is not limited to Sitework, Site Utilities, Landscaping,

Concrete, Masonry, Structural Steel, Structural Framing, Misc. Metals, Millwork, Caulking &

Waterproofing, Roofing, HM Doors & Frames, Glazing, OH Doors, EIFS, Drywall Framing,

Flooring, Painting, Bathroom Specialties, Signage, Storage Door System, Fire Sprinklers, HVAC,

Plumbing, Electrical, Fire Alarm.

Subcontractor’s Pre-Bid Qualification:

Upon receipt of this Invitation to Bid, confirmation of participation shall be sent to Rycon’s

estimating department. Submission and execution of Rycon’s ITB are required for Bid

Consideration.

2. Subcontractor’s Bid Responsibilities:

o By submitting a proposal, the subcontractor acknowledges that it has reviewed all bid documents,

inclusive of plans, addendums, project manuals, specifications, and other applicable documents.

The subcontractor understands the documents and his proposal are in full compliance with bid

documents and all items associated with their trade.

o The bid documents establish a standard of required function, dimension, appearance and quality

for all materials, equipment and construction methodologies for the project. The subcontractor’s

proposal will include items specified on the bid documents, with no substitution. Unless

clearly stated on the bid documents, substitutions are not permitted without written approval from

Rycon Construction.

o All RFI’s regarding discrepancies/omission on the bid documents should be sent to Rycon’s

Estimating Department. Subcontractors shall not contact the Architect/Owner without approval

from Rycon Construction.

o Any Addendums issued prior to bid date will become part of the bid documents. Subcontractors

shall review and acknowledge all addenda, and all changes to scope, material, equipment, etc. shall

be included in the proposal.

o Subcontractors shall execute and submit a “Scope of Work – Bid Exhibit”, if provided by Rycon

Construction as part of the Bid Qualification process.
