Special Instructions:
Replacement of existing Best Western hotel damaged by Hurricane Sally. This is an 11-story (209) guest room beachfront Fairfield Inn by Marriott. The building will be a cast-in-place concrete structure with a stucco façade. The Owner is willing to accept EIFS as an alternate. The demolition of the existing Best Western hotel currently in place of the new Fairfield Inn hotel will be performed by the Owner. These drawings are Conceptual Level drawings and should be priced as such. More detailed drawings will be forthcoming later in future progressive sets of drawings. In the interim, your pricing should be based on your knowledge of the hotel brand, past experience(s), current market pricing, and your eagerness to become a team member early in the design management process of the project. Please pay attention to the Master Plan, as some of the existing amenities will remain in place throughout construction. The existing Best Western adult pool, small splash pad, pool equipment, storage building, pool restaurant, Fish Heads Bar, dune walkover, retention pond, and paver deck around the adult pool, and small splash pad will remain in place to become part of the new Fairfield Inn hotel. Please the newly proposed lazy river zero-entry pool will include a full paver patio deck, splash pad, fire pit, rock feature. The existing parking lot of the Best Western will not be demolished either. The level 1 parking and slab-on-grade will be raised 2’-0” feet above the existing pool deck to meet current building codes following Hurricane Harry Sally code modifications. This 2’-0” raised site pad will slope slightly downward toward the existing roadway drives. Please refer to the drainage plan on the Holiday Inn hotel site next for comparative pricing purposes, as the site is similar in size and the Civil Engineer projects the drainage system for the new Fairfield Inn to be similar as well.
