The following scopes of work are included in this project:
-Concrete: Turn-key concrete proposal should include all labor, equipment and materials and materials. Footing excavation/backfill, rebar material and placement, anchor bolts, bollards, vapor barrier, ready-mix material and placement/finishing, insulation at footings, coordination with other trades, etc for site and building concrete (footings, slabs, exterior flatwork, light pole bases, curb and gutter, etc)
-Masonry: Masonry proposals should include all labor, equipment and materials. Masonry, footings, architectural and structural masonry, rebar and other reinforcing, grout, control/expansion joints, precast masonry, CMU, clay brick, lintels, masonry cleaning, masonry sealing, coordination with other trades, etc.
-Metals: Proposals for structural steel and other miscellaneous metals should include fabrication and installation. Steel supports, roof joists/trusses, metal roof decking, ladders, roof hatches, other miscellaneous steel, coordination with other trades, etc.
-Millwork/Miscellaneous woodwork: Per plans and specs including all interior work and any exterior i.e. wooden dumpster enclosure gates.
-Thermal and moisture protection: Roofing bids should include standing seam metal roofs, TPO membrane roof with insulation per plans and specs, tapered/sump insulation, roof curbs, crickets, scuppers, gutters, downspouts, hipvents, roof hatch, roof penetrations, flashing, caulking, coordination with other trades, etc.
Accepting seperate bids for insulation (interior insulation and loose insulation at towers).
Accepting bids for caulking/sealants.
EIFS proposals should be complete per plans and specifications including all materials, labor, and equipment, panels, cornice, soffit, sealants, joints, etc.
-Openings: Storefront including caulking at storefront and between storefront and dissimilar materials, Miscellaneous windows, doors, roll-up doors, etc.
-Finishes: Framing, Drywall, Miscellaneous wood blocking and plywood for equipment/fixture/accessory installation, insualtion at metal stud framing, Door and hardware installation, Restroom Accessory Installation, Ceilings, Flooring, Interior paint including shop floor, Exterior paint including bollards and other miscellaneous exterior items, etc.
-Plumbing: Plumbing proposals should be complete per plans and specs including all labor, materials, equipment, underslab work, piping, fixtures, gas piping and connection to HVAC units, coordination with other trades, etc.
-Mechanical/HVAC: Include all labor, equipment and materials to install HVAC system per plans and specifications. HVAC units, grills/diffusers, ducts, fans, duct sensors, exterior wall vents, coordination with other trades, etc.
-Electrical: proposals per plans and specs including all labor, materials, and equipment. Rough-in, gear, lighting, miscellaneous materials, exterior underground work and light pole installation, etc.
Alarm proposals should be submitted separately.
-Sitework: proposals should include all necessary clearing, grubbing, building pad excavation, parking lot and building pad to grade per plans and geo report recommendations. Parking lot excavated and graded per plans and geo report recommendations. Include and cut/fill/import per project documents.
-Paving: Paving proposals should be turn-key and per civil plans and geo technical recommendations.
Striping/signage/wheel stops per plans and specs
-Landscaping: Per plans and specs including any fine grading necessary for landscape install. Include irrigation as required.
Storm should include all piping, control structures, tie-in to main storm system, underground retention, etc. Per plans and specs.
Water should include all piping, meters, backflow preventers, water tap at main, etc. Per plans and specs.
Sanitary should include all piping, grease traps/oil interceptors, pumps, tap into main line, etc. Per plans and specs.
